What's actually the MCST's responsibility

Common areas — corridors, lift lobbies, basement car parks, refuse rooms, drains and shared services — fall under the MCST's maintenance responsibility, typically executed through the managing agent. Individual unit plumbing inside a subsidiary proprietor's own unit generally doesn't. Drainage sits mostly on the MCST side of that line: common-property floor traps, car-park sumps, and now — under the March 2025 amendment — stormwater drains and flood-protection measures on the property.

Regular desilting keeps sump pumps working when they're needed most — during heavy rain, which is exactly when a neglected sump fails.

Common-area drain jetting

Corridors, refuse chute areas and shared kitchens (where present) generate grease and debris loading that residential-scale plumbing contracts often aren't equipped for.

Why a standing contract usually beats reactive call-outs

An MCST managing a recurring line item — like drainage maintenance — through an annual or term contract gets more consistent pricing and a specialist who already knows the property's layout, than starting from scratch with a new call-out every time something backs up. If that's the direction you're considering, say so in the quote form; it's a different (and generally better-value) conversation than a one-off job.
